Goals
AS OWNER, YOUR GOALS SHOULD BE: • To choose a General Contractor with the experience and trust to assist you and the Architect in making the correct construction decisions; • To obtain the maximum dollar value for your construction budget;
• To minimize change orders after the construction documents are executed and construction begins;
• To receive accurate construction budgets as the plans are developed;
• To coordinate with the Architects and other professionals to insure all systems, materials and construction methods meet the long-term requirements and current construction budget;
• To utilize subcontractors who are qualified to perform according to the project size and construction budget;
• To insure continuity and expedite the construction drawings and permitting process;
• To reduce the construction risk by choosing the proper construction contract; and
• To hire a General Contractor who is flexible and will effectively coordinate the required interphasing with the Architects and Owner for your project.
OUR GOALS AS GENERAL CONTRACTORS: • To provide management and technical expertise to insure the project is built in accordance with the construction documents, delivered on schedule, and completed at the agreed price;
• To work with you, the Architect and other professionals, to insure the systems, materials and construction methods are consistent with your budget. To recommend the most effective structural, mechanical and electrical systems;
• To provide timely budget reports as the plans progress;
• To accept a greater degree of construction risk by being involved in the planning process;
• To shorten the construction schedule by having the ability to start specific areas of construction before final plans are complete;
• To select a group of qualified subcontractors and award the contract to the lowest responsible, responsive and qualified company;
• To create accurate schedules which incorporate the optimum efficiency between available manpower, materials, and subcontractors; and
• To provide the Owner with accurate information on the phasing requirements of the project.
